The Delaware State Housing Authority (DSHA) just released the 2011 Low Income Housing Tax Credit (LIHTC) rankings, which indicate that three applications out of nine for 9% credit were selected for funding.
Non-profit Pool
- Carvel Gardens is a 100 family unit acquisition and rehabilitation tax credit project located in Laurel, Delaware. The applicant and developer are Better Homes of Laurel, Inc./ Delaware Valley Development Inc. This project also ranked for credits in the preservation rehabilitation pool.
Preservation Rehabilitation Pool

- Heron Run is a 40 family unit acquisition and rehabilitation tax credit project located in Smyrna, Delaware. The developer is Green Street Housing, LLC.
New Housing Creation Pool
- Bellevue Gardens 1A is a 28 family unit new creation tax credit project located in Wilmington, Delaware. The developer is Roizman Development, Inc.
One application was not ranked by the Delaware State Housing Authority (DSHA) because the project did not meet threshold.
The rankings include a footnote-note cautioning that the rankings are preliminary and a more extensive review of the applications will occur. The review includes “reasonableness of the costs, feasibility and construction timetables.”
